Fast Apartment Turnover Services

Every vacant day is lost rent. We turn LA units in 3–5 business days — paint, clean, repair, flooring, and re-key — with line-item pricing you can pass straight to the owner.

Overview

Turnover speed is a P&L line. We treat it that way.

For a $2,800/mo LA rental, every vacant day costs the owner about $92. Most turnovers drag 10–14 days because trades run sequentially and change orders pile up. Ours don't.

We stack painters, cleaners, handymen, and flooring in parallel windows, share daily photo updates, and bill from a published price list so owners never wonder where the invoice came from.

Frequently Asked

Answers to common questions

How fast can you turn a unit?

Standard 1–2 bedroom turns close in 3–5 business days. Turns with flooring replacement, appliance swaps, or bathroom refresh run 7–14 days. We share a firm schedule at scope approval.

What's included in a standard turnover?

Full clean, wall patch and paint, minor plumbing and electrical repairs, blind replacement, appliance detail, and re-key. Anything beyond standard is quoted line-item from our published pricing.

Do you work with property managers or just owners?

Both. Many LA property managers use us as their turnover partner because we hit schedules and price line-item so their owners see exactly where money went.

Can you turn multiple units at once?

Yes — we stack trades across units instead of running them sequentially. We regularly turn 4–8 units in parallel for multi-family owners.

Do you handle heavy damage, evictions, or hoarder units?

Yes. We scope those separately with a walk-through so pricing is honest — biohazard cleanup, subfloor damage, and drywall replacement are billed line-item, not bundled.

Need a unit turned this week?

Send us the address and move-out date. We'll walk it, scope it, and give you a fixed line-item quote the same day.
